Voucher Acceptance:
Section 8 Voucher Holders are welcome and evaluated under the same criteria as all applicants.

Income Requirements:

  • Annual income must not exceed HUD maximum allowable income limits (50% AMI PBV).

  • Minimum income must be 2.5× the tenant-paid portion of rent (for Section 8 voucher holders).

  • For non-voucher applicants, minimum income is determined by management and based on unit rent.

Fees:

  • Pet Fee: $250 nonrefundable 

Security Deposit:

  • Determined by management eligibility + credit review

Criminal Background Restrictions:
Automatic denial for:

  • Violent or drug related crimes (past 10 years)
