The Property Management Department is responsible for the day-to-day operations of PCHA’s housing communities across Pinellas County. Our team ensures that each property remains safe, well-maintained, and welcoming for every resident who calls PCHA home.
We provide exceptional customer service, uphold HUD and agency policies, support resident needs, and maintain strong, thriving communities. Whether assisting a senior with paperwork, responding to a maintenance concern, or walking a property to ensure safety, our team works tirelessly to create places that residents are proud to live in.

Resident Support & Customer Service
Our Property Managers, Assistant Managers, and Office Specialists serve as the first point of contact for residents. We help with questions, paperwork, recertifications, notices, and day-to-day needs to ensure residents feel supported and heard.
Leasing & Occupancy
We handle all leasing functions, including applications, move-ins, move-outs, annual recertifications, interim changes, lease enforcement, and documentation. Our team ensures processes are accurate, timely, and fully compliant with HUD regulations.
Property Operations & Compliance
Property Management works closely with Compliance and Finance to maintain accurate files, ensure eligibility, meet regulatory requirements, and follow agency standards. We monitor key operational metrics that keep each property running at peak performance.
Maintenance Coordination
We collaborate with our Maintenance Technicians to ensure work orders, repairs, and inspections are handled quickly and safely. Our team communicates with residents, tracks progress, and helps maintain high-quality living environments.
Community Engagement & Safety
We actively work to build strong, respectful relationships within our communities. Our team supports safety initiatives, conducts regular site walks, collaborates with local partners, and responds quickly to issues that could affect resident comfort or well-being.
Vendor & Contract Oversight
We coordinate with vendors for landscaping, pest control, security, cleaning services, and other essential contracts—ensuring each property receives reliable, high-quality services.
Budget & Financial Stewardship
Property Management helps monitor property budgets, track rental income, manage deposits, and ensure accurate financial reporting. Our work supports PCHA’s strong stewardship of public resources.
